Identify your needs

We hope that this brief overview and it contains some tips you can conduct your search for vacation rentals in good condition and to succeed and your holiday.
You lean to a remote island for a small corner of paradise in Spain or Italy or just for France. Why not. But he still must find the place and the house or apartment that matches your aspirations. This is not so easy.
Because, by definition, seasonal rentals in furnished proposed by individuals, does not offer as standard accommodation in hotels or tourist homes. Each proposed dwelling is different.
To make your search, you must act methodically having well defined your requirements.
It goes without saying that housing characteristics are taken into account the number of people who will occupy it (think also the animals!) And comfort you expect in terms of equipment, storage and amenity (garden, terrace , for ...).
The situation of the rental is also very important. If you prefer the nearby shops and facilities, housing can also be noisy. However, if more distant, you will gain greater peace of mind but perhaps you need to use your car for the slightest movement ...

Do not rely on a priori for too general assertions like "well located", "five minutes from the sea" or beautiful view. "Certainly, the decree n067-128, February 14, 1967 imposes criminal penalties "Any person who, at a rental or offer for rental of a room furnished for habitation, have provided inaccurate information clearly on the situation of the building, consistency and condition of the premises, items of comfort or furniture.

Sanctions may include both the landlord of any other person (eg estate agent) who is in charge of leasing. Still, the owner or dishonest means, the fine is little deterrent (762 € maximum).

In short, do not be content with a description on paper that is exciting, or an ad with pictures rather flattering. Ask for information about the comfort and equipment housing.

While you go on vacation and your stay will, in fact, limited in time. This is not a reason to accommodate you with a basic furniture or kitchen units in poor condition.

The best is yet to claim the vital legal description of the places that you can better judge the overall housing.


Description of the goods

If you are interested in a lease, the landlord must provide a description of the accommodation you are considering renting. Indeed, while seasonal owner, whether professional or private individual, shall provide, prior to signing the contract, a detailed description of the leased premises (Order of May 16, 1967).
A standard form is mandatory for homes classified as catering tourism "while the professionals are allowed to use a document used in the profession. Provided of course that includes all the disclosures required by law.
The description should provide three major categories of information. On the one hand, the housing itself, its comfort, its various pieces of equipment on the other hand, on its location in the city finally, the conditions of rental price and payment terms. This description is a proposal but not the value of a contract.

What the law says
If the law of Mermoz July 6, 1989 imposes constraints on the lease, notice period, rent renewal, it is not the same seasonal rentals, which is primarily subject to the terms of articles 1708 to 1762 Civil Code, which govern the particular leases. To this are added various pieces of legislation. In particular, the decree of May 16, 1967 on the obligation to provide a description and the Order of January 8, 1993 and that from 1 April 1997 relating to dwellings subject to classification. All these texts leave much flexibility to the lessor regarding the wording of the lease, whether time, price or leave.
