Vacation rentals, instructions

Immosol Vacances tells you everything!

Check in and out report

On arrival at the scene, it is your responsibility to verify that the housing corresponds to what was expected.
An inventory and an inventory of furniture and utensils at your disposal, must be prepared in the presence of the owner or his representative. Know that because Article 1731 Civil Code provides that "it was not due to inventory, the lessee is presumed to be received in good repair and rental shall make such".

Still, you can always challenge and prove otherwise. This document must be prepared in your presence and signed by you as the owner or his agent. For each piece, he must clarify the status of its components with an appraisal: new, good condition, condition of use ...
If the charges are fixed according to your consumption do not forget to read meters.
Similarly, a contradictory state of affairs must be established at the exit

Namely
The landlord must issue a housing according to the description he has done and free from defects preventing its normal use and quiet (Article 1721 Civil Code). The dwelling must be in clean condition.

In case of problems

If you've been cautious, you should, in principle, be satisfied with your rental. However, it may happen that it does not match the description that you made or that it involves great inconvenience. But once there, done that? Difficult to resume his bags and found in full summer, another location at a reasonable price.
If you think you can live with the lease, it is best to find an arrangement with the landlord in negotiating such a price reduction.
If housing is classified "Catering", please advise by registered letter with acknowledgment of receipt, the Commission of Departmental Tourism Action may intervene with the landlord to reimburse you. You also have the opportunity to appeal to a judicial officer who will conduct an inventory and will play his authority to convince the owner to find an amicable solution.
However, if you do not intend to take possession of the lease, do not pay the balance due and claim reimbursement of payments made under the reservation. Again, you have interest in the condition of the housing by a bailiff to enforce your rights with the court if necessary.

Namely
The tenant is required to use the rented accommodation in "family man". He must take care of housing, keep clean, do not disturb neighbors with its behavior. He is responsible for damage occurring during their stay and some risk (fire, water damage, etc..).

Return of deposit

At the end of the lease, you must return the keys and vacate the premises. This is the inventory conducted upon arrival will be used again to allow the owner to verify that everything in this house is still there and without damage.
If everything is in order, the owner will refund the amount you paid as a deposit, minus any charges.
But if he finds deterioration or disappearance of objects, things can get complicated. Because the owner will then assess the damage and deduct the amount of deposit. However, if a few broken plates do not generally discussed, this is not necessarily so for damaged furniture.
Hence conflicts often arise. In such cases, recourse to a bailiff can help to settle the dispute amicably. It is true that, whatever the problem, it is always best to find common ground in doing so, if necessary, appeal to the Arbitration Association which is possibly the owner, the union initiative which acted as an intermediary, a consumer association ...
The fact remains that a little vigilance can prevent all these inconveniences.

Get covered !
Perhaps the owner asks you to provide a photocopy of your insurance policy or a certificate proving him that you are covered against the risks (fire, water damage, etc..) Or by extension "holiday" Police your primary residence, either by a specific contract limited to stay in the rental.
Remember to check the extent of cover compared to the value of furniture and chattels contained in the housing. This estimate may well be included in the contract. Attention you must be insured.
